This is a very important week of news regarding the pulse of the market. Now that interest rates have notched down again, buyers should be seeing a big signal.

If and when interest rates notch down much more, we are going to see a huge surge in Mortgage advertising again. The effect this will have is to start the sideline buyers into the market. This will be the “Big Signal” that they have been waiting for. A significant piece of information is that even though inventory on market has been up all year, that it is starting to slowly dwindle. This means a constant decrease in supply. Only a little economic incentive boost will be required to drive the sideline buyers to flood the market. There are many people angry that they missed the first round of the buying frenzy.

The rule is to buy low and sell high, right? According to the National Association of Realtors Chief Economist, now is the bottom of the housing slump.

As a home buyer, you have these three factors working for you:

1) Prices are expected to come down slightly in the short term (on a case-by-case basis)

2) The Chief economist of NAR said that this is “the bottom” and indicates that you would be buying at a good time of relatively lower prices.

3) The FED has allowed the lending interest rate to notch down slightly. Here is the interest rate locking information to give you an idea of your timeline.

4) All of these factors together indicate that now is a great time to buy.

Is the near future going to become a more favorable time to buy?

It has been a while since there have been some solid pointers to an advantage for buyers in the market, particularly something with the words, “THIS IS WHAT YOU ARE WAITING FOR”.

Now my opinion on the market has changed from Yellow light, to positively Green.



Here is what could happen if you wait:

The worst thing that could happen is that interest rates notch down too far again. That could switch optimism into a buying frenzy. The reason that is bad is because it automatically flips the switch from a buyers market back to a seller’s market.

Jim over at The Real Estate Tomato wrote a compelling blog that it the depth of its spirit challenges the Real Estate Industry. Why does it? It challenges the foundation on which most Realtors business models work.

The internet - more than ever, has paved the way for consumers, buyers and sellers to be in control of their Real Estate buying and selling experience.

There is an increased pressure for agents to adapt to doing business in a new way with free flow of information. Welcome to the Internet, Real Esate Industry, the rest of the world of commerce has been waiting for you.

Some agents are struggling to adjust, and they are losing. Some have gone so far as to denounce various websites insisting that information in consumer hands is a bad thing.

Unfortunately this mentality is based on an old construct. The idea is centered on information being a commodity in the Real Estate industry; instead of homes. The big signal that an agent doesn't get it, is that they want to tempt you with to work with them in exchange for the special information that comes from the MLS.

The old philosophy is to hide the information behind the curtain with the Real Estate Agent's professionalism and expertise.

I have better things to do than to sell you stats like "Days on Market" or "Comps" in exchange for your personal information. I'd much rather have a relationship with a client, and enable them to find that information themselves.

I assert that a Real Estate Agent's expertise and professionalism should be visible in their service and knowledge of the housing market and inventory. Their expertise should never be based on a carrot and stick ploy to drip feed clients MLS information.

On the eve on 9/11, I wanted to remind the people of Laguna Niguel, that the city will be holding a memorial event at the Crown Valley Park Amphitheater to commemorate 5 year anniversary.

The American Flag

The Discovery Channel is currently showing a gripping documentary, "Inside the Twin Towers" it has eyewitness accounts from survivors from inside the towers of the World Trade Center. I stayed up late last night watching, because I will never forget that day. It was amazing to hear the stories of scores of heroes from the people who saw them undertake feats of extreme selflessness and heroism. Freedom can never be defeated.

In Orange County, Southern California, buyers are back in the driver’s seat, here is how you can take advantage.

1) With so many homes on the market, the deals are out there it is just a matter of finding them.
2) Don’t wait for prices to come down, that isn’t likely to happen when and where you expect them to. Instead of playing the waiting game, have your agent help you learn the current market values then make a reasonable offer that is below the seller’s price if it appears to be inflated.
3) Remember that when you find the right home, that IS the one, market factors no longer have a bearing. This is when it is time to begin the negotiation process.
4) The negotiation process is the fuel that will enable you to get your dream home within your means.
5) The key to making an offer that gets accepted to think win-win. Attempting to start into negations with an unreasonable or greedy expectation can stop things before they even begin. The best philosophy is to allow the offer to contain different incentives that allow both parties to take away some desired value.
