You will be notified each time the site is updated. For those of you that wish to be converted now. But the interest rate one month prior was 6.17. So, why does the rate falling from 6.38 to 6.34 in one week matter? Because while the mainstream media thrives on reporting, magnifying and proliferating primarily what is based in gloom, and negativity, it is my prerogative, on my blog to point out things that are positive, no matter how insignificant they may appear. Does that help?

Yesterday Inman News reported that Real Estate Rates fell finally to 6.34% for the 30 fixed. This means that it is finally cheaper to get money, after significant slowing of cash flow from lenders since last October. Part of what drives these changes is the price of oil. So what else is new? Oil has an effect on everything from the stock market, to the price of airline tickets, to the kind of car we drive. I contend that when the housing market picks up to full steam again, that not even the price of oil will be able to stop these next sellers in the market. People have just become so savvy since the significant period of real estate boom we just saw the last 2 years.

Buyer's Agent = Buyer's Employee

I recently met some interested home shoppers who asked me the question, "We heard that it is a better deal if we just use the same agent who is selling this house." I said, a better deal, for who? For the seller's agent maybe. The fact is, if you are considering buying a home, you should absolutely use a buyer's agent. Introducing some reasons why:


Reasons to use a buyer's agent:


  • The seller pays the buyer's agent to work for you.


  • The buyer agent's function is to negotiate with (read "negotiate against") the seller's agent, and get you a deal representing your best interest.


  • The seller's agent can't possibly be 100% committed (to represent the best interests) for both buyer and seller simultaneously.

  • This is how a normal real estate transaction works anyhow.

  • Finally: I address this in my podcast


Why would the seller pay the buyer's agent a fee to do all this?
Simple, they WANT to sell their home.

If you are a seller right now in Laguna Niguel, I have to tell you that the most common question being asked right now is, "Are prices coming down, is the market softening?" This shows that the buyer mentality right now is to wait a bit to see what is going to happen. It helps when they understand just how many situations are leading to multiple offers (read property bidding war). Even right now, our friends at the OC Register continue to proclaim doom and gloom on a continued basis. Nevermind about the offers manifesting daily. The market does breathe, and by the number of buyers, and their timeframe to make a move the market is about to make a big inhale. Buyers who aren't already in the mix right now, and researching their next property are going to feel as if they are late to market again, when the news surfaces about these multiple offer situations.
