The California Residential Purchase Agreement is the name of the document that an Agent completes to submit your offer to purchase a property. It is more than just simply paperwork required to make the purchase though. The purchase agreement is really more of an engine that starts and powers the entire real estate transaction. An important piece of this engine are checkpoints that both the buyer and seller must meet. These are known as contingencies. When I look at the contract, it is almost as if one shakes hard enough the typeface of the contingencies might just fall off. What I really mean, is that each contingency is a separate duty unto itself, and they represent not only writing on paper, but an actual set of acts to be completed by someone. They translate into a buyer or seller taking some physical action.

If you view the offer as the engine, then you know exactly what I mean. The contingences are separate checkpoints that shouldn't be seen as a hindrance, rather just vital goals to be met within a successful transaction.
